The Railway is superbly situated in Litherland, approximately 5 miles from Liverpool city centre, and is surrounded by residential housing. Located on a busy thoroughfare opposite a supermarket, the pub benefits from excellent visibility and footfall. The local area is densely populated, with several primary and secondary schools nearby, ensuring a consistent flow of customers. The Railway is a cornerstone of the local community, renowned for its sports offerings, including televised events and active involvement from local darts and pool teams. It will also feature a zoned seating arrangement, including some seating at the front, creating a warm and inviting atmosphere for both regulars and new visitors alike.

Pub Layout

Upon entering The Railway from the front, customers will be welcomed into an open-plan area with the bar positioned directly ahead. To the left, there will be a spacious seating area featuring a mix of fixed and loose seating, with a small, raised stage in the corner for live entertainment. On the right, there will be additional seating and gaming machines enhancing the pub’s entertainment appeal. The pub will be well-equipped with numerous televisions throughout, ensuring that customers can enjoy live sports from any vantage point. In addition to the main trading area, the pub will boast a function room on the upper floor. This versatile space will be available for a variety of events and functions, further supporting the pub’s vision and trading style. Externally, there will be seating available at the front of the pub on a broad public pavement, with an additional covered smoking area.

 

The Railway is a traditional wet-led community pub that thrives on its strong ties to the local community, sports teams, and its reputation as a prime venue for live televised sports. The pub offers a diverse range of sports coverage throughout the week on multiple screens, including both Sky Sports and TNT Sports. Dedicated areas within the pub cater specifically to sports enthusiasts, with two dartboards and a pool table available. The new operator will be expected to uphold the pub’s vibrant sports culture while introducing engaging weekend entertainment, such as quiz nights, karaoke, and live music. The Railway will continue to serve as a welcoming hub for the community, where both long-standing and new customers can enjoy traditional pub games alongside modern sports and entertainment.

 

 

Private Accommodation

There will be a fully invested two bedroom private accommodation , with a bathroom, sitting room and kitchen , a perfect place for a couple or family to call home.

This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns take care of all the running costs including rates, utilities, stock and day to day running costs whilst you take home 18.5% of the net weekly sales, all employment costs relating to your staff and any council tax and TV licence for the residential quarters.

All new operators have comprehensive free training as part of their agreement.

Mark Cleverly is seeking an experienced operator with a passion for community engagement and sports to help drive the Railway as part of the significant refurbishment. The ideal candidate will have a proven track record in managing similar sports-focused venues and will bring the creativity needed to drive sales, while maintaining a safe and enjoyable environment for the local community. The operator will also be responsible for organising weekly entertainment events, making full use of the pub’s entertainment budget. A deep understanding of the local market, coupled with a commitment to fostering community spirit and enthusiasm for sports, will be crucial to the success of The Railway under new management. Recent and relevant experience in managing wet-led community pubs, with a strong focus on community growth, is essential.

 

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
